Outcome/Performance-Based Cleaning Services Procurement
Cleaning services are invariably outsourced; either as a standalone service or packaged in an Integrated Facilities Management contract. The course will provide knowledge to develop a Cleaning Policy which sets out the Maintenance Strategy and Standards for developing Outcome-based specifications for service procurement and subsequent performing monitoring of the services delivered.
Maintenance of Mechanical Ventilation and Central Air-Conditioning Systems
Mechanical Ventilation (MV) and Air Conditioning (A/C) systems deliver and circulate air to provide indoor environments conducive to human comfort and production processes therein. They must thus be maintained to ensure proper functioning. The course will provide a working knowledge and understanding of component parts of the systems, how they work, system performance and maintenance.
Strata Property Management: Legislation & Property Management Challenges
Strata properties allows individual ownership of units in a property development and shared ownership of common property such as driveways, gardens etc. The Building Maintenance & Strata Management Act (BMSMA) governs the management and maintenance of such properties. The course will provide a working knowledge on the rights and responsibilities of vested parties identified in the Act.

Building Refurbishment and Alteration & Addition (A&A) Work is increasing as buildings age and users demand updated facilities. The distinct differences in such projects is insufficiently recognised and managed as such. Fundamental services in buildings include water supply and distribution systems, and sanitary plumbing systems which carry sewage and wastewater from the building so as not to create nuisance and health hazards to users. The course will provide knowledge of the components parts of these systems and the maintenance regime required to ensure that the systems function as planned.
Maintenance of Lifts and Escalators
Lifts and escalators are an integral part of building services. Safe operation of lifts and escalators is required as they convey people (and goods); maintenance plays an important role to achieve this and is inevitably legislated. The course will provide working knowledge and an understanding of the components of Lifts and Escalators Systems and their Operation and Maintenance requirements.

Electrical distribution installations and systems are getting increasingly complex today and incorporate a wider range of equipment and related accessories. The course will provide an understanding of the rudiments of electrical installations and maintenance and working knowledge for effective supervision of electrical maintenance work and safety procedures in connection.

Building defects affect society at large due to possible danger posed; they also result in direct and indirect cost in repairs, disputes and possible loss of building use. The course will provide knowledge and insights in the causes of building defects, a standardized condition assessment system, repair methods and latent defects issues.
Condition Assessments in Predictive Maintenance Systems
Maintenance work in Preventive Maintenance Systems is based on rigid cycle time as opposed to real time evidence of need ascertained from condition assessments in Predictive Maintenance Systems. The course will provide a framework for appreciating the role of standardised Condition Assessments in Asset Life Cycle Management and Condition Data Management in support of a Predictive/Condition-Based Maintenance System.

Evaluation of building quality has hitherto been focused more on measurement of ‘Initial Quality’ rather than ‘Quality Over Building Life’. Developments in Total Quality Management have led to a greater awareness of adopting a life cycle approach when considering investments in new and existing buildings. The course will provide knowledge on Building Life Cycle Quality and Cost Parameters and Tools to measure and evaluate these parameters.
