BUILDING TECHNOLOGY, DEFECTS & MAINTENANCE

Course Background

The life cycle of a building can be categorised into three main phases as shown. Upstream activities of Design and Construction can impact downstream Real Estate & Facilities Management (REFM) activities in particular, defects occurrence and repairs.

The REFM phase in the building life cycle is the longest. REFM work ensures and enhances building performance and asset value, consumes the highest aggregate resources in the building life cycle and is yet accorded the lowest priority in budget allocation. Insufficient attention to maintenance and funding leads to unattended defects which can cause major impacts on service delivery and organisation reputation as recent incidents have shown.

Course Objectives

The course has been developed in response to the growing incidence of defects in new buildings and the ageing of existing buildings which require a preventive, corrective and predictive approach to address. The courses will provide a better understanding of the building design and construction process and the properties and performance of building materials, prerequisite underpinning knowledge in proactive defects mitigation and management.
